Inventory Watch: February 2nd

This year is rolling out about the same as last year:

Feb. 3, 2025: 363 ACT/ 123 PEND

Feb. 3, 2026: 353 ACT/ 122 PEND

The rest of 2026 will likely be a lot like it was last year – without the Liberation Day stallout in the middle of the selling season. But will something else take its place?

Are there pocket listings not in the count? Yes, but we had them last year too.

There are a few sales happening here and there, but I doubt there are many off-market deals are being made now. Both sellers and buyers have to be tempted to wait-and-see what happens in springtime.

The contest for Padres tickets? The January listings are running a little under last year  – and the winning number in 2025 was 251.

Last year, the count of January listings was 251 on February 16th, and we ended up with 279 total. So there were 28 of the January listings, or 10%, didn’t hit the open market until late February or later.
