Every year we have a contest to guess the number of NSDCC detached-home listings in January. It’s because the January count has proven to be an accurate precursor to what we can expect the annual inventory.

Will inventory drop this year? Ramp up and be a flood? Or be about the same?

Inventory Watch: January 5th, 2026

The NSDCC 2026 market is underway, and it’s remarkably similar to last year.

Here are the comparisons:

Does this mean that 2026 will track very closely to 2025? Probably, but let’s give it a couple of weeks and see!

It’s a little heavier on the high-end, but they don’t mind waiting.
