Home sellers can’t expect to look up in Week Four and have the magical top-dollar offer fall in your lap. These days, those who have their home on the market will tell you that by the time you get to the fourth week, it’s mostly crickets.

Let’s divide the expectations into two categories:

Homes That Sell In The First Ten Days:

  • Attractive homes, in attractive locations, that are priced attractively.

  • Special homes.

  • One-story homes that are 1,800sf or larger.

  • Newer homes with a great room.

Homes That Sell When The Right Buyer Comes Along

  • Unusual floor plans or locations.

  • Homes with features that appeal to a smaller buyer pool.

  • Homes located further out.

  • Older homes that need work.

Yes, there’s nothing that price won’t fix. But those creampuffs in the first category who price a little high can get away with it, while those in the second category that are priced attractively can still take longer to find a buyer.

Home sellers should realize how rare it is that buyers will bother to make an offer if they don’t like what they see. They just keep moving instead:
