Inventory Watch: July 6th

We’re into the second half of 2026, and it’s stunning how the number of active listings has dropped significantly from the last two years.

It sure seemed like we were on the path of having MORE listings in 2026. The first-half count bottomed in 2023, and the inventory grew nicely in 2024 and 2025:

NSDCC Number of Listings, Jan – Jun

2021: 2,172

2022: 1,709

2023: 1,387

2024: 1,596

2025: 1,798

2026: 1,598

Shouldn’t there have been 1,998 listings this year? We’re 400 listings short!

Having July 4th on a Saturday made for a nice early three-day weekend and now it’s out of the way and we can get back to work. The rest of the month should be hot!
