Inventory Watch: October 6th

What a remarkable descent in the number of active listings!

Last year, the number of actives were fairly steady from July to December. At this rate, the trend line should pass through and go under last year’s counts in the next week or two. Who had that on their bingo card a couple of months ago? All while the pendings are rock solid!

It could mean several things.

Sure, there are a few more homes selling:

But while the number of pendings are steady, they are still under the counts from last year.

There have been 146 NSDCC listings that have cancelled, withdrawn, expired or put on hold since September 1st!

You can probably guess what I’m thinking.

Sellers are giving up on 2025, and are planning another run in January!
